How are maintenance requests handled? Residents submit maintenance requests through a secure online portal. I personally evaluate each request to determine the urgency and the best course of action. Because of my background in the trades, I can often troubleshoot minor issues myself or coordinate immediately with my trusted network of local contractors.
When do I receive my rental income and financial statements? Transparency is a priority. Owner draws are processed monthly via direct deposit. You will receive a detailed financial statement every month through your Owner Portal, providing a clear breakdown of all income and any approved expenses.
What happens if a tenant doesn’t pay rent on time? I maintain a firm but professional rent collection policy. If rent is not received by the due date, I handle all communication, late fee applications, and legal notices in strict accordance with Oregon Landlord-Tenant laws.

What is the application and screening process? Every adult applicant undergoes a thorough screening process. This includes a credit evaluation, criminal background check, income verification, and a review of past rental history. My goal is to ensure a great fit for both the resident and the neighborhood.
Are pets allowed in your rental properties? Many of our managed properties are pet-friendly; however, specific pet policies are determined by the individual property owner. Generally, we allow up to two pets with an additional refundable deposit and monthly pet rent. Please check the specific listing for details.
How do I pay rent or request a repair? All residents are given access to a secure online portal. This allows you to set up convenient auto-payments, view your lease documents, and submit maintenance requests 24/7 directly from your phone or computer.
What are the standard lease terms? While we typically prefer a one-year lease to provide stability for our owners and residents, we occasionally offer flexible options depending on the specific property and owner requirements.
